    We meet you at the lot, review your plans, site elevations, and any soils report, and look at how water moves across the parcel. You get a clear, written estimate before anything starts, with no pressure and no surprises.

    Strip, Stake & Rough Cut

    We strip topsoil and organics, set the pad footprint to your plan, and rough-cut the area to subgrade, hauling off or stockpiling spoil and getting the lot draining the right direction from day one.

    Fill, Compact & Build to Grade

    Engineered fill goes down in lifts and gets compacted to the required density, building the pad up to final elevation. We check grade as we go so footings and slab edges hit the numbers on the plan.

    Final Grade & Build-Ready Handoff

    We fine-grade the pad, confirm drainage and elevations, tidy erosion control, and hand off a clean, compacted, inspection-ready site so your concrete and framing crews can roll straight in.

Local Know-How, Done Right

Triangle soils punish a sloppy pad. The red clay and saprolite under most Wake, Durham, and Johnston county lots swells when it's wet and shrinks when our humid summers bake it dry, so fill that wasn't compacted in proper lifts will settle and telegraph cracks straight up through a slab or foundation. Add the area's heavy clay-bound water table, pine and hardwood root systems that have to be grubbed out cleanly, and counties that take erosion control and stormwater seriously, and pad prep here is its own skill. We build for those realities: organics removed, fill compacted to spec, positive drainage off the structure, and silt fence and inlet protection in place from the start. Foundation & Site Prep Questions

Do I need a soils report or geotechnical engineer before you prep my pad?

Not always. Many residential garages, shops, and additions can be prepped to standard residential compaction without a full geotech report. For larger structures, basements, problem lots, or anything an inspector or builder flags, a soils report tells us exactly what density and fill the site needs. We're happy to tell you on the walk-through whether your project likely needs one.

How do you handle the red clay and wet spots common on Triangle lots?

We strip the soft, organic, and water-holding material off first, then cut to a firm subgrade and rebuild the pad with proper engineered fill compacted in lifts. Where clay holds water, we shape the subgrade to drain and slope the finished grade away from the structure so the pad stays dry and stable instead of pumping under load.

What does 'compaction to spec' actually mean for my build?

It means the fill under your structure is placed in measured lifts and compacted to a target density, usually a percentage of standard or modified Proctor that your engineer, builder, or county requires. Compacting to spec is what keeps a pad from settling later and is often what an inspector checks during a proofroll before you're cleared to pour.

Can you prep a single lot in a subdivision or only larger site work?

Both. We cut individual lot pads for builders and homeowners, and we also handle rough grading and pad prep across multiple parcels. Our compact track loader works well on tight infill lots between existing Triangle homes as well as open rural ground out toward Clayton, Garner, and Fuquay-Varina.

Do you take care of erosion control and the permitting side of site prep?

We install the silt fence, inlet protection, and stabilized construction entrances that keep your site in line with NC erosion-control and stormwater rules and keep mud off the road. We don't pull your building permit for you, but we prep the site to meet the conditions inspectors look for and can coordinate with your builder or designer.
